Respecting the character of San Marco

San Marco grew on the south bank of the St. Johns River in the 1920s, laid out as a streetcar-era suburb and named after the famous square in Venice. San Marco Square, with its lion fountain and Mediterranean storefronts, still anchors a walkable core, and the streets around it are lined with homes built between roughly 1920 and 1940.

Owners here tend to be restorers. They want original details kept, not covered up: the stucco texture, the divided-light wood windows, the exposed rafter tails on a Craftsman porch, the crown molding inside. Exterior painting in San Marco therefore starts with slow, careful prep, and color choices usually lean toward palettes that suit the architecture of the house.

Painting and Property Solutions offers interior painting in San Marco, exterior work, plaster and drywall repair and light carpentry for these older houses, with a written estimate that spells out the prep before any paint is mentioned. Estimates are free and available in English or Spanish.

Homes & Climate

Stucco, plaster and wood from another era

San Marco’s housing mixes three main styles. Mediterranean Revival homes have stucco walls, barrel tile roofs and arched openings; Craftsman bungalows have wood lap siding, wide eaves and tapered porch columns; Colonial Revival houses bring symmetrical facades, painted wood trim and shutters. Each needs a different approach, from breathable masonry coatings on old stucco to careful scraping and priming on wood.

Close to the river, humidity is constant and old stucco can trap moisture behind thick, non-breathing paint, which shows up as bubbling and flaking. Inside, original plaster walls develop cracks that ordinary drywall patching does not fix well. Many layers of paint on these homes predate 1978, so testing for lead comes before any sanding plan.

Good to Know in San Marco

Painting an older San Marco home the right way

Much of San Marco is not covered by the same formal historic review that applies in Riverside-Avondale, but that does not mean anything goes. If your property is individually designated or you are unsure, it is worth checking with the city before changing exterior colors or materials, and we can help you ask the right questions.

Either way, the goal is the same: protect original materials, match the existing profiles when repairing trim, and choose finishes that let old walls breathe.

  • Test older paint layers for lead before sanding
  • Repair stucco cracks with compatible materials
  • Keep original wood windows and trim where possible
  • Choose breathable coatings for old masonry
  • Match colors to the architectural style

FAQ

Painting Questions in San Marco, Duval County

Still have a question?

Call or text us — we are happy to talk through your project in English or Spanish.

(904) 674-7547
Do I need approval to repaint my San Marco house?

It depends on the property. Much of San Marco is not reviewed the way Riverside-Avondale is, but some properties carry their own designations. If you are unsure, check with the City of Jacksonville before changing exterior colors or materials. We can walk through the question with you during the estimate.

Why is my stucco bubbling and peeling?

On older San Marco homes, peeling stucco paint is often moisture trying to escape through layers of paint that no longer breathe. Painting over it only hides the problem. We remove loose material, repair cracks, let the wall dry and use a breathable masonry coating suited to old stucco.

Can you repair plaster walls instead of replacing them?

In most cases, yes. Hairline and settlement cracks in original plaster can be opened, reinforced and refinished so they blend in, which keeps the character of the room and avoids tearing out sound walls. Larger failures may need a section patched with drywall and skimmed to match.

What about lead paint in a 1920s house?

Homes built before 1978 may have lead-based paint under newer layers. We talk about testing before the work is planned, and when lead is present the prep approach changes to control dust and debris, especially in homes with young children.
