A Painting Contractor for the Nation’s Oldest City

St. Augustine was founded in 1565, and you can see it on almost every downtown block: coquina walls, wooden balconies over narrow streets, and Spanish Colonial and Colonial Revival facades that have been patched and repainted for generations. Painting here asks for more patience than a typical suburban job, and Painting and Property Solutions approaches each older building by first figuring out what it is made of and what has already been put on it.

Not every home in the city is historic, of course. Much of our exterior painting in St. Augustine is on ranch homes, newer stucco construction west of US-1 and beach houses across the Bridge of Lions. Those homes face their own problems, especially sun, salt air off the Matanzas River and the Atlantic, and mildew in shaded yards.

Inside, we handle interior painting in St. Augustine for old plaster and new drywall alike, plus cabinet finishing, popcorn ceiling removal and drywall repair. Vacation rentals and guest houses are common here, so we can plan work around booking calendars. Every project starts with a free written estimate in English or Spanish.

Coquina, Old Wood and Salt Air: What They Mean for Paint

Coquina is a soft shell stone, and historic masonry around town was traditionally finished with lime-based stucco and lime wash. These surfaces need to breathe. Sealing them under a dense, film-forming coating can trap moisture behind it, which shows up later as bubbling, flaking and crumbling stucco. On older masonry we look at what is already there and recommend breathable, compatible coatings instead of simply grabbing the standard exterior acrylic.

Wood frame houses in neighborhoods like Lincolnville and along the older streets north of downtown have their own needs: decades of paint layers, some of them likely lead-based in homes built before 1978, plus rot at sills, porch rails and window trim. We repair or replace damaged trim before painting, and we follow lead-safe work practices whenever old coatings are disturbed. Near the water, we also expect faster wear on south and east exposures.

HARB Review and the Certificate of Appropriateness

In St. Augustine’s downtown historic district, exterior changes to contributing structures, including paint color and materials, go before the Historic Architectural Review Board, which issues a Certificate of Appropriateness. Owners are expected to keep colors and materials consistent with the building’s history and style.

We understand how this process works and can help you prepare the color selections, material descriptions and photos the city asks for. Approval is the board’s decision, so we plan the schedule around it and confirm requirements with city staff before work begins.

  • Confirm whether your property is in a historic district
  • Period-appropriate color options for your style
  • Material and coating details for the application
  • Breathable products for coquina and lime stucco

FAQ

Painting Questions in St. Augustine, St. Johns County

Still have a question?

Call or text us — we are happy to talk through your project in English or Spanish.

Do I need HARB approval to repaint my house in St. Augustine?

If your home is a contributing structure in a historic district, exterior paint color and material changes typically require a Certificate of Appropriateness from the Historic Architectural Review Board. Many homes outside those districts do not. We help you confirm your status with the city and prepare what the application asks for.

Can coquina be painted with regular exterior paint?

It is usually not recommended. Coquina and lime stucco hold and release moisture, and a dense acrylic film can trap it, leading to blistering and deterioration. Breathable, lime-compatible coatings are generally a better choice. We inspect the wall and existing layers before recommending a product.

My house was built before 1978. Is that a problem?

Not a problem, but it changes how we work. Homes of that age may contain lead-based paint, so we use lead-safe practices when scraping or sanding: containment, careful cleanup and minimal dust. Many older St. Augustine homes fall into this group, and we plan for it in the estimate.

Do you work on vacation rentals in St. Augustine?

Yes. We can schedule interior painting, drywall repair and touch-ups between bookings, work in phases room by room, and leave the space clean and ready for guests. For exteriors, we coordinate around check-in days so the property stays presentable.
